Deposit protection is a legal obligation, not a courtesy
Your landlord must protect your deposit in a government-approved scheme within 30 days and give you prescribed information. Failing to do so can result in 1–3× the deposit in compensation.
Example: Your landlord takes a £1,200 deposit on 1 March. By 31 March they must give you a deposit protection certificate from DPS, MyDeposits, or TDS.

For active court proceedings or urgent legal deadlines, you should speak to a qualified housing adviser or solicitor. Shelter (0808 800 4444) and Citizens Advice (0800 144 8848) are free starting points.
When should I start — before or after I move in? +
Ideally before move-in day. The move-in checklist covers things you should check and request before you sign — including your EPC, gas safety certificate, and inventory. If you're already renting, start today — a timestamped record from now is still far better than no record at all.
What happens to my data if I cancel? +
You can cancel before your renewal date and you will retain access for the remainder of your paid year. We recommend exporting or downloading any key evidence files before your access expires. Your data is stored securely and is not shared with landlords or third parties.
Does this work for all UK tenancies? +
RenterVault is designed for assured shorthold tenancies (ASTs) in England — the most common form of private renting. The rights guidance is England-specific. If you rent in Scotland, Wales, or Northern Ireland, the laws differ significantly and some guidance will not apply to your situation.
How does the deposit risk score work? +
The risk score is a guide based on how complete your vault is — whether you have a tenancy record, logged issues, and uploaded evidence. The more complete your vault, the lower your risk score. It is not a legal assessment; it is a prompt to keep your record current and thorough.
Can my landlord see what I upload? +
